As FOX 8 reported, on a Wednesday evening in late May, a crowd of VIPs gathered near the Metairie-Kenner line to toast the opening of Porsche New Orleans, a 37,000-square-foot showroom built to Porsche's Generation 5 standard, one of only six in the country. There were remarks from Benson Automotive Group President Jerry Mosiant, a nod from Jefferson Parish President Cynthia Lee Sheng, and the kind of ribbon-cutting energy that gets a business its own local news segment. It was, by any measure, the splashiest thing to land on Veterans Boulevard this year.
The dealership's opening is one recent change along the corridor.
The Porsche dealership sells six-figure cars to people driving in from across the Gulf South. Other businesses have also opened around it over the past year or two, adding entertainment, recreation, coffee and health-care options along the corridor.
A Corridor Built for Volume, Not Just Visibility
Veterans Boulevard west of Clearview Parkway isn't scenic. It's functional in the way that matters most to a business plan: President and CEO Jerry Bologna has pointed to roughly 40,000 cars passing through the corridor every day, according to Louisiana DOTD estimates, plus quick access to Interstate 10, Louis Armstrong International Airport, and nearby rail lines. That combination of traffic and connectivity is exactly why a luxury automaker picked this stretch over somewhere flashier.
But volume cuts both ways. The same traffic count that makes this land valuable to a car dealership targeting regional buyers also means a huge number of Metairie residents are already driving this exact route on an average Tuesday, on their way to work, to pick up a kid, to run an errand. The corridor's visibility attracts regional customers, while nearby residents also travel this route for everyday errands.
"There's so much traffic, so much visibility. It's just a dynamic location," Bologna said of the corridor's appeal to new businesses, as FOX 8 reported.
Bologna's comment describes traffic and visibility along the corridor. Mosiant described the dealership as drawing customers from across the metro and the wider Gulf South. The shopping center a few blocks away, at 7000 Veterans Boulevard, has a different mix of businesses.
What Actually Filled In First
Over roughly the past year, that shopping center near the new dealership picked up a run of tenants that have nothing to do with luxury retail and everything to do with what a resident does after work or on a Saturday afternoon. Surge Entertainment moved in with an arcade and indoor go-karting. Chuck E. Cheese didn't just stay, it relocated into a larger, refurbished space in the same center. Pickles N Pins brought indoor pickleball and other activities to a corridor that previously had nowhere close by to play it. The drive-thru coffee chain 7 Brew opened at the site roughly a year before the dealership's ribbon-cutting. And Ochsner added a clinic there aimed at patients 65 and older.

The dealership and the businesses in the shopping center represent different types of commercial activity along Veterans Boulevard. Porsche New Orleans isn't a neighborhood amenity in the way a coffee stand or a pickleball court is. Jefferson Parish District 4 Councilwoman Arita Bohannan represents the district where both the dealership and the shopping center sit. As FOX 8 reported, Lee Sheng welcomed "a new business and a new investment such as this."
By contrast, 7 Brew, Pickles N Pins, the arcade and the clinic offer services and activities that nearby residents can use as part of their routines. They represent another kind of commercial activity along the corridor.
The businesses along this stretch of Veterans Boulevard serve different purposes. The dealership draws customers from across the metro and Gulf South, while the other additions offer entertainment, recreation, coffee and health-care options nearby. The dealership opened this year, while additions to the shopping center have arrived over the past year or two, contributing to the corridor's mix of businesses.
What This Means If You're Already Here
If you live off Veterans Boulevard between Clearview and the Kenner line, the nearby shopping center offers several options: a go-kart track and arcade for a Friday night, a pickleball venue, a coffee stop and a clinic option for parents or grandparents.
These businesses can become part of the small, repeated decisions people make as they use the corridor.
